Development Partnership — We take an active development role in villa projects, from early feasibility and structuring through design coordination and construction oversight. Still remains responsible at the development level, aligning commercial intent, design quality, and execution throughout the project lifecycle.

Local, Compliant Execution — Projects are executed through a clearly defined Thai legal and development structure, providing local oversight and a secure framework for foreign partners - while enabling practical, on-the-ground decision-making from start to finish.

We are a locally based Thai team with years of hands-on experience working alongside foreign landowners, investors, and partners across Koh Phangan. Our experience spans residential feasibility, project coordination, and on-the-ground delivery, with a clear understanding of how to bridge local realities and international expectations.

Alongside this, we bring a strong awareness of local market dynamics and client expectations, balancing design quality with commercial viability. “Still" reflects our belief that good buildings respond to their environment rather than compete with it. On the island, this means designing in response to natural conditions and pace, allowing each project to sit comfortably within its surroundings.

Deliver

We help identify new sites—leasehold or freehold—or work with existing plots. Each site is assessed for its inherent characteristics, access, constraints, and development potential, with clear advice on feasibility, risks, and viable options before any commitment is made.

We take projects from early concept through detailed drawings, coordinating experts and handling the required local approvals and documentation. Everything is executed with full regulatory compliance in place before construction begins.

Projects are delivered through active local oversight and a clear development structure, with scope and involvement defined to match the intent of each project. This ensures consistency from planning through completion, without unnecessary complexity.

Still is led by Ami, a Thai national with long-standing, hands-on involvement in residential development on Koh Phangan. Having worked across multiple roles—as project owner, developer, and construction supervisor—Ami brings a holistic understanding of how successful projects are structured, governed, designed, and delivered.

With an academic background from the University of Cambridge and prior experience working on sustainability initiatives with the United Nations, Ami applies a disciplined, systems-led approach to real estate development. Locally based and closely involved, Ami remains engaged in project selection, structuring, and key development decisions, ensuring clarity, accountability, and continuity across each partnership.

We work with a small, select number of trusted local builders, engineers, and specialist contractors, integrated on a project-by-project basis to support effective delivery.
